It used to be that you worked hard, burned your mortgage and burned the papers in the front yard and partied. That doesn’t happen too much these days.

Very few people stay in their home long enough today to pay off a 30-year mortgage. If you can pay it off early, it might be the best way to spend your money.

There is a security found in owning your own home. With every year that passes, we count how many years until the place is free and clear. You can make extra payments on your mortgage to pay it off quicker and save thousands of dollars in interest. For example, paying one extra payment a year on a $200,000 mortgage, you can save over $65,000.

That’s a lot of money that you could spend elsewhere.

There are a lot of arguments against paying off your mortgage early. Long-term mortgage rates are around 7% for most homeowners. If you deduct the interest paid from your taxes, the actual rate you are paying is closer to 5.1% if you are in the 27% bracket. Any investments that earn more than 5.1% are a better place for your money.

Many advisors recommend that you take care of three areas of investment before using your extra money to pay off your mortgage:

Retirement

You may need to focus your extra money towards your retirement before you pay off your home. Owning your own home won’t mean a thing if you have to sell it to afford medication and food. Saving for retirement should especially be important if your mortgage is scheduled to be paid off before you retire anyway.

Insurance

If you have others dependant on you, good insurance coverage is necessary. Your family’s needs should be addressed by you policy. Make sure that you have enough coverage to take care of your family. Disability insurance is expensive, but a good idea. If you are unable to work for a long period of time, it takes away a lot of your worries by providing an income.

Emergency fund

Having enough money in a savings account to cover three to six months worth of expenses, including your mortgage payment. This will help prepare you for any emergencies that might come your way. For example, if you break your arm and cannot work for two months, your loss of income will be covered by your emergency fund. On the smaller side, a broken dishwasher or vehicle won’t stress you out as much if there is money designated for repairs.

And don’t even think about paying off your mortgage if you have high-interest debt somewhere else. Always pay off your credit cards first. Extra money goes to the loans with the highest interest first as a general rule of thumb.

There are some homeowners who really benefit from paying off their mortgages early. If you have a small mortgage and don’t deduct your mortgage interest, the actual cost of your mortgage is higher. Paying off your mortgage is a good idea.

If you are paying private mortgage insurance because you owe more than 80% of the home’s value, you should pay it down as quickly as possible. Eliminating your PMI payments will reduce your monthly payments and gives you a faster return on your investment.

Many lenders will encourage the payment of a mortgage early. On my first home mortgage, our mortgage company offered a program that deducted the payments from our checking account twice a month. Each payment was half of the regular payment. Because there are 26 bi-weekly periods a year, you are making an extra payment during the year. If you are paid bi-weekly, the situation can really help you in your budgeting as well.

Programs such as these are convenient and free. Another way to do this is to take your monthly mortgage payment and divide it by twelve. Add that amount to each payment you make, and you will be making one extra payment each year. This will shave years off of your mortgage.

Make sure that the extra payment amounts are applied to the principal of your mortgage. Make sure that your agreement contains no prepayment penalties. Most won’t.

Here’s how the big daddy of online rebate programs works. Go to Ebates.com and sign up for an account. There’s a sign up bonus of $5, so you already have a free $5 coming to you. Then, when you go shopping, check Ebates before heading directly to an online store. Even if you have a coupon from another site, click through the store link on the Ebates page for more savings.

Let’s say you choose a new jacket from Kohls and you have a $10 off a $75 purchase. Great. Keeping the coupon code in hand, you head to Ebates and find Kohls among the list of stores. This store offers 2% back, so you click through the Kohls link on the Ebates page, and make your purchase. Not only do you benefit from the coupon code you applied, but also got an extra 2% back on your purchase. Not a bad deal. Ebates will send money to your Paypal account or send you a check.

Points

Not everyone knows about the various point programs available, but since you can earn points without doing any shopping, the points programs are worth knowing.

Visit MyPoints.com and sign up for an account. My Points will send emails (sometimes daily, sometimes several in one day). You click a link in the mail and automatically get 5 points. Sign up for an offer or make a purchase through that link and earn even more points, from hundreds to thousands of points per offer.

My Points is most useful, however, when you’re shopping online. It’s like Ebates in that you click through a link on the My Points site, and you get points for your purchase. Most stores offer a certain number of points (2 to 4 on average) per dollar spent. Once you have at least 1,000 points, you can redeem the points for gift certificates for restaurants, gas, travel and clothing.

You can’t use Ebates and My Points in the same purchase, so if a store is linked through both Ebates and My Points, you have to decide which is the better deal for you. Whenever possible, try to combine a coupon code with the My Points or Ebates deal.

Owning a new car is an expensive business

According to the AA, the average cost of running a small family car over 10,000 miles per year was 5,611, up from 5,534 in 2006. Depreciation is the main cost issue to consider, accounting for around half the annual running costs.

Fixing your annual costs by renting a car for up to two or three years is becoming more and more popular, according to Ling Valentine (34), the extrovert Chinese immigrant owner of LINGsCARS.com.

This method of financing a brand new car, (commonly referred to by the catch-all phrase “leasing”) avoids increasing interest rates and APRs, by fixing the monthly rental of a new car in a simple, clear figure. This monthly payment can then be compared on a like-for-like basis across a wide range of new cars, something that is almost impossible with the many different “offers” surrounding traditional finance.

“The monthly cost depends on several factors”, says Ling, from her Gateshead ‘World Headquarters’. “First I take the discounted price of the new cars I get from ordering in bulk, often from dealers who need to shift volume to hit targets. Then, I check around a dozen different contract-hire finance providers, who will each value the residual value differently, guessing what the car will be worth to them at the end of the lease term. Finally, I package this together, making sure my own overheads are dramatically less than those of other providers, including the franchised car dealers and car companies themselves. I do not have dozens of expensive glass-palace showrooms to run.”

The result is that LINGsCARS provides, at the touch of a button on a web-browser, a price list of over 400 different brand-new makes and models of cars, all with an easily comparable monthly rental figure. Ling even does something which is unheard of in the new car trade, and lists every car in price order, allowing visitors to her website the ability to compare cars from a 111 a month Chevrolet Matiz to a 735 a month Range Rover. No car dealer in the UK allows that “street-price” comparison, across such a wide range. She lists prices based on annual mileages of 10, 15 and 20,000 miles, suiting most peoples’ use; “You are rewarded for driving less, a very Green way of doing things”, she claims.

New car dealerships often require you to put down a large deposit and then take out a finance deal on a brand new car, or the alternative is to take a loan and write a large cheque. Lings argument is why tie up large amounts of your capital or borrowings in a car? “I only ask for three-months rentals as an initial payment, followed by a direct debit payment every month. For a nice new car costing around 300 a month, such as a SAAB 9-5, or a Kia Sorento 4×4, or an Alfa GT or the latest Honda CRV, that means you only have 900 invested, and you are paying the rest month-by-month as you use the car. At the end of the agreement, the car is simply returned to the finance company, you can’t keep it. You have just paid for the use of the car. It is impossible to fall into negative equity, and there is no lump sum to pay at the end.”

“I would suggest you put your spare cash into your house or your savings, not into a big deposit on a new car, which is a depreciating asset”, says Ling.

The necessary oil and filter servicing is cheap, Ling insists, as the cars are brand new and never fall due for an MOT and are unlikely to need major items like brakes and tyres. She says road tax is fully included for the term; “I deliver these new cars to your door, all you have to do is insure them, service them and put fuel in them”.

Breakdowns, which are unlikely on new cars, are fully covered by the manufacturers warranty. Some AA or RAC type cover is included for at least the first year. A big benefit is safety; new cars have the highest safety ratings and the latest safety equipment built in, an important consideration for families.

Talking about traditional new car ownership, the AA says: “As most owners come to pay their motoring bills, each is more expensive than last year’s undermining claims that cars are getting cheaper to run.”

Ling insists she can change that; “As long as you are credit-worthy and you look after the car like it is your own, you can release the equity in your current car and get into the cycle of changing your car for a brand-new one. You can do this very cheaply, every two or three years”, Ling says.

It is no wonder that in 2007, LINGsCARS rented over 28m of new cars, and that Ling has been awarded “Best non-franchise motor industry website of the year*”. In this Beijing Olympic year, this is one Chinese who is already winning medals in the UK!

Everyone is looking for ways to reduce “gas pains” from high fuel costs. There are some easy things you can do to put yourself on the road to gas economy.

• Light on the Pedal-Ease on the accelerator when you start from a red light. Your car will run leaner and won’t use as much gas. On the highway, run about five miles under the posted speed limit to save.

• Crank the A/C-It used to be true that not using the air-conditioning (A/C) in warmer months would save on fuel economy. That’s not true anymore. • Get It In Gear-Most modern transmissions are electronically operated by controllers. Transmission fluid that’s broken down may keep your car from going into its highest gear. Have the transmission fluid changed in the 36,000 to 50,000 mile range.

• Stir It Up-There are lots of different gadgets on the market that claim to increase fuel economy. In all of our testing, we have virtually found no improvement in anything, with one exception. It is a device called Tornado that’s put into the air intake, closest to the throttle plate, and stimulates the air to get it really turbulent. That causes a good fuel atomization within the engine itself that caused an increase in fuel economy in the applications we tested by an average of one to two miles per gallon.

With gas prices over $2 and approaching the $3 mark, if you can save one or two miles per gallon every time you fill up, that can translate to about $300 or $400 of savings per year under normal driving conditions. I think everybody’s interested in that.
